The Design should cover the entire 7,275 square meters property with 40% buildable area allotted for the iconic building and the 60% area intended for open space, parks, landscape and public arts.
Allot a Gross Floor Area (GFA) of 40,000 square meters for the BCDA Iconic Building. Construction cost must be limited to PhP 45,000 to 50,000 per square meter (building, Mechanical & Electrical) and compliant with the National Building Code of the Philippines.
Parking Spaces must be underground and should comply with the minimum requirements of at least 1 parking slot for every 70 square meters of GFA. Construction cost must be limited to PhP 20,000 to PhP 23,000 per square meter.
Open space, parks and landscape should be integrated to the Building and a public art/monument is encouraged within the open spaces. This area will be intended for public use and amenities. Development cost should not be more than PhP 5,000 per square meter.
